Bobby Buys Homes reviews: what they say and who wrote them
Who publishes this: Pacific Home Buyers, a Sacramento cash home buyer. We compete with the companies on this site, so every fact here comes from a public record or the company's own site, and we say which.
Bobby Buys Homes has 4.9 stars from 108 Google reviews, and the BBB rates it A+ with one complaint in three years. Two things stand out once you read past the score. A fair share of the praise comes from real estate agents and investors who did business with the company rather than from people who sold it a house. And while the company usually answers reviews within a few days, its newest review, a one-star, still had no reply after five.

The numbers
| Site | Score | Reviews | Checked |
|---|---|---|---|
| 4.9 stars | 108 | Nov 3, 2026 | |
| BBB | A+, accredited since 2025 | 3 customer reviews, 1 complaint in 3 years | Oct 31, 2026 |

The A+ isn't an average of anyone's stars. The BBB grades businesses on things like complaint history and time in business, and says it leaves customer reviews out of the letter grade.
On Google, the phrase reviewers use most is "helpful staff," in 19 reviews. "Selling a house" comes next with 11, then "caring team" with 7. Those counts are Google's own grouping.
Who wrote the reviews
The company's website has a reviews page with nine featured testimonials. We read each one and sorted it by who seems to be talking.
Our reading of each testimonial's text. 'Can't tell' means the review doesn't say whether the writer sold, bought or worked on the deal.
| Writer | Reviews |
|---|---|
| Sold a home to the company | 2 |
| Investor or agent who did business with it | 4 |
| Can't tell from the text | 3 |

Two are clearly from people who sold. One writer was selling their dad's house, and another says they skipped the stress of a traditional listing. Four are from people on the business side. One says they bought two fix-and-flip projects from the team, one says their company has closed several deals with Bobby Buys Homes, one is an agent whose client had received the company's mailer, and one calls it among the best they've worked with in the home buying and selling business. The other three don't say.
Google shows the same mix. Of the four newest five-star reviews on November 3, two were written by agents describing a transaction with the team.
That doesn't make the reviews fake. Agents and investors are customers too. But if you're the one selling, the reviews from other sellers are the ones that tell you what your sale will feel like.

The exception is the newest one, posted on October 29. According to that reviewer, nobody answered for about two minutes on the first try, and the person who called back later asked more personal questions than they were comfortable with. They hired a different buyer. Five days later the review had no public reply. A quick, calm answer to a bad review tells a seller something about how problems get handled, so it's worth checking whether one shows up.
Reading reviews like these
- In these reviews, agents write about "the transaction" and working together again, and sellers write about a parent's house or a home that needed work. That language is a quick way to tell them apart.
- Compare how fast the company answers praise with how fast it answers a complaint.
- Read the BBB complaint itself. Here it was about unwanted mail, which is a different kind of problem than a dispute over a sale.
